Have you looked around lately to see the amount of growth our area has encountered? It’s quite amazing…and not approaching a slowing down spot any time soon. Greenville, and it’s surrounding towns, are expanding daily. We’ve been extremely fortunate to have been listed on so many “Top 10” lists over the last few years, and clearly the attraction is undeniable. Loving Greenville is easy, so you now have to ask, where are these people going to live.

I have personally been working with many Buyers from other states and we are all aware the amount homes to purchase is still quite low. It’s better than it was 2 years ago, but not nearly sufficient for the crowd of expectant home owners we are attracting. The local builders are moving again, however they are mostly building step up homes verses the starter level that many Buyers are requesting.

We may have started the year of slow according to EddyKicker.com. Here is what they have to say about our Greenville Market…“The 2019 Greenville Real Estate year has gotten off to a slow start. During the month of January the number of single family homes sold was down 20% compared to last year. One month does not a year make and I feel confident that we will slowly bounce back. In my previous post I predicted 2 to 3% growth for 2019 and still feel good about that prediction. Interest rates have floated up from the lows but still remain attractive. Homes for sale inventory remains lower than historic numbers and very similar to last January’s numbers. There are currently 2,992 single family homes for sale with 39% of those being new or to be built homes. During the month of January there were 580 single family homes sold for an average price of $248,459 which represented a 3.2% discount off asking price. These homes sold in an average of 65 days on market.”

As I sit looking a the Greenville MLS right now, I see less than 1600 homes available to Buyers from $150,000 to $250,000. These homes, if in good condition or otherwise, will likely sell within a few weeks. This is a highly coveted area and price range. People clearly love it here and there are an abundance of Buyers.
