It’s hard to believe summer is coming to an end and it’s time to send the kiddos back to school.  It’s a well known fact that home sales are the highest starting in the spring and through summer.  That’s the way it’s always been, right?  Well…maybe, and maybe not.  As many variables in the Real Estate world, the market sets the pace.  What we saw last year, and has certainly rolled into 2017, is there is not a real “season” right now.  Because of the low inventory and buyer surplus, there are still MANY, MANY buyers waiting to purchase a home.

Scott from wrealtygroup.com writes “The predictability of the seasonal market creates an ideal situation for both buyers and sellers.  Here’s what it tells us and the writing is very clear:

  • BUYERS SHOULD BUY IN THE FALL TO GET THE BEST PRICE.
  • SELLERS SHOULD SELL IN THE SPRING TO GET THE MOST MONEY POSSIBLE!!!

Ok buyers.  Your season has arrived.  Now is an excellent time to start your home search and lock in a really great deal this fall.  Demand is going to slow down and sellers will have less of the upper hand in the coming months.  Make the most of it!!”

He’s right on the money, except I would say NOW is also the time to SELL.  Corelogics and the GGAR both support the inventory starting to increase.  This movement in pattern shows that Sellers could soon start to lose footing on their top dollar prices.  If you have considered selling, AT ALL…we should talk.  Selling in 2017 is your very best bet, so we better get started.  You don’t want to be “schooled” and miss out on this good market.
